& Service Proposal

Provider. ITUI Estate is a trading name used by an independent individual operator (a natural person, not an incorporated company) based in Poland. Official contact and support channel: support@itui.estate.

Nature of Service. ITUI Estate provides one-time digital market research, educational resources and open-market data aggregation. We are not a licensed real estate broker, agent or property management firm, and we are not a party to any lease or purchase agreement.

Sourcing, Automation & No Verification. We source and aggregate active listings and contacts from open, publicly accessible local channels matching the criteria supplied by the Client, using manual review and automated tools including artificial intelligence, and we check basic availability at the moment of compilation. We do not perform legal, title, ownership, identity, licensing or physical property inspections, and we do not vet, certify or endorse any landlord, agency or listing. Market data changes constantly and a contact may become unavailable shortly after delivery — this is a risk of the third-party market, not a defect in our research.

Matching & Search Outcome. "Matching" means that, based on information available at the time of research, a listing appears to correspond to the Client's stated location, budget and other stated criteria — it does not mean the property will remain available, suit the Client after viewing, or lead to a successful rental or purchase. Up to two matches may be included where reasonably available; the market may yield fewer, including zero, and this will be reported honestly. A property outside the Client's stated criteria is never presented as a match, only (at most) as a clearly labelled alternative for market comparison.

No Guarantees. Delivery of the Audit does not guarantee lease execution, viewing appointments or any specific outcome with third-party landlords or agents. All final decisions remain solely with the Client.

Client's Input. The Report is prepared exclusively from the criteria supplied by the Client (city, budget, dates, requirements) and from open sources available at the time of research.

Service Fulfilment. The Service is considered performed once ITUI Estate has delivered, within the purchased scope: the Market Analysis, the Tenant Safety & Lease Checklist, and any matching contacts identified, if any. Where fewer than two matches — including zero — are reasonably available, delivery of the Market Analysis together with an honest explanation of the search outcome still constitutes completion of the listings component.

Correcting a mistake, before a refund. If the materials materially fail to correspond to the criteria the Client actually submitted (e.g. wrong city or budget), the Client should email support@itui.estate describing the discrepancy; where reasonably possible, ITUI Estate will correct or supplement the materials at no extra charge before a refund is considered.

Fees & Refunds. The fee is $40 USD plus any local taxes applied at checkout (total typically up to $50 USD depending on the Client's location). Once the Service has been performed (see "Service Fulfilment" above), fees are final and non-refundable except as set out in "Correcting a mistake" above or where mandatory consumer-protection law in the Client's jurisdiction grants a non-waivable right to a refund or withdrawal. Immediate Performance & Withdrawal (EEA / UK). By ticking both boxes below and proceeding to payment, the Client expressly requests that performance begin immediately after payment and acknowledges the loss of the statutory 14-day right of withdrawal once the Service has been fully performed.

Before performance is complete. Until the Service has been performed, the Client may cancel the order by emailing support@itui.estate from the address used at checkout and receive a full refund.

Order confirmation. After payment, ITUI Estate sends an order confirmation by email summarising the order, the price paid, the criteria submitted and the confirmations given below. The Client should keep this confirmation.

Acceptance. Payment via the secure link below constitutes acceptance of this Proposal together with the Terms of Service, Privacy Policy and Refund Policy published at itui.estate. Billing questions are handled by email at support@itui.estate; we ask the Client to contact us there before opening any payment dispute, so we can resolve it directly.
